Floors – hard floor, unlevel. Needs levelling off and new work surface placed down
Ceilings – Supported false ceiling. Reported 2 failures in last 12 months. On visual inspection the whole thing needs taking down and replacing
Barriers to Windows – Several large window areas are to floor level. These need barricading. Either by purpose built rails or placing sturdy furniture in front of them (those this could later be removed in any future office realignment.
Broken Windows – Some windows identified as broken. No attempt to repair. Injury and reputational issues exist until replaced.
Window Blinds – Dark horizontal Louvre blinds- ideal for design offices may be too dark for support type workstations. Most are ok though some need replacing. Some internal offices have metal horizontal slat blinds that are damaged and need replacing.
Electrics – Some wall sockets look to be worse for wear. I would suggest that an independent check of the power system integrity is carried out and in particularly for earthing. The building is older than WPK
Lighting– Does not meet recently amended RK standards. All needs replacing
HVAC - No internal system all wall mounted split systems. We will get complaints from those who sit near these items.
Ventilation – No independent ventilation system. What appeared to be ventilation was found to house cabling. We need to check what percentage of fresh air is being drawn in through the split systems. The windows do have restrictors fitted.
Heating – Many of the radiators do not have regulators. I would recommend installing now with the current works.
